The firm's clients include purchasers, sellers and developers of all types of real property throughout the United States. The firm has advised its clients regarding office buildings, shopping centers, warehouses, hotels, restaurants, retail stores, community centers, hospitals and marinas, as well as vacant land. The firm represents the owners and developers of Class A office buildings and residential buildings in San Francisco and the greater Bay Area.
The firm's attorneys are accustomed to representing both landlords and tenants. The firm negotiates leases for properties that include single retail locations, office space and stores in shopping centers, and helps prepare proposals to RFP's. The firm also works regularly with lenders and borrowers to negotiate and document real estate transactions. Attorneys maintain a comprehensive understanding of California's complex laws regarding secured real estate loans.
Our services include legal work during all phases of a construction project, including negotiating the construction contracts, and dealing with legal issues that arise during construction. We also advise clients on “Green” building issues, including LEED certification. We also negotiate complex development agreements as part of our land use and entitlement work.
Reuben & Junius regularly represents condominium developers and prepares the legal documents required by the State of California for residential projects, including SB 800 documentation. These documents include the CC&Rs and Homeowners Association documents. Our documents have been pre-approved by the California Department of Real Estate.
The firm has represented clients in the negotiation of eminent domain settlements and pursued the necessary legal filings to protect the landowner’s rights. Examples include proceedings initiated by the Bay Area Rapid Transit District and the Transbay Joint Powers Authority. |
