ACQUISITION/SALES/TRANSACTIONS
Mr. Rose’s work includes the representation of buyers and sellers of commercial real property in all phases of the transaction, including title work and other due diligence. Mr. Rose assists clients in a wide variety of transactional matters in addition to sales transactions, including partnership and limited liability company formation, easement agreements, construction contracts, brokerage agreements, and other real property related agreements. Mr. Rose also assists large companies in performing real estate due diligence for major, multi-site and multi-state acquisitions.
REAL ESTATE LEASING
Mr. Rose represents a number of landlords with respect to their office building leasing programs. This work includes the preparation of a form lease for the landlord’s use at the building, and negotiating leases with the particular tenants. He has successfully represented landlords and tenants in unlawful detainer actions. Mr. Rose also represents tenants in their lease negotiations.
SUBDIVISION PROJECTS
Mr. Rose specializes in the organization of residential and commercial condominium projects. Mr. Rose’s work includes processing condominium projects with the California Department of Real Estate, advising clients on Subdivision Map Act issues and drafting complex reciprocal easement agreements for commercial projects.
LENDING
Mr. Rose represents both lenders and borrowers in commercial lending projects. Mr. Rose has represented a large New York finance lender in connection with its loans to San Francisco based borrowers. This work includes drafting and negotiation of loan documents and oversight of the due diligence process, advising clients on California land and preparing legal opinions. Mr. Rose also assists lenders in regulatory and governmental compliance matters.
ASSESSMENT APPEALS
Mr. Rose has significant experience in pursuing real estate tax assessment appeals and appearing before the San Francisco Assessment Appeals Board.
LITIGATION
Mr. Rose has represented clients in real estate litigation, including, contract disputes, unlawful detainers and commercial arbitration.
ARBITRATION/MEDIATION
Mr. Rose is a fee arbitrator for the San Francisco Bar Association and has experience in mediating transactional disputes.

Mr. Rose donates his time to youth sports and enjoys spending time with his four children, and playing golf. Mr. Rose is an NCAA basketball official.
